We have taken great care to ensure that you have everything you need to feel at home during your stay.
★Living Area:
As you enter the condo and pass the open floor-plan kitchen, you will find the living area which features a comfortable couch, coffee table, a desk with a chair and a TV with a Roku.
★Kitchen:
The fully equipped kitchen has all basic appliances such as a stovetop oven, microwave, dishwasher, water kettle, coffee machine, and a fridge with water dispenser.
A new sponge, dish soap, trash bags and dish washing detergent to get you started are included.
★Dining:
Enjoy your meals at the kitchen breakfast bar with two seats, or at the charming bistro-style table accompanied by two comfortable armchairs.
★ Bedroom:
Enjoy a comfortable king-sized bed, complemented by bedside tables with lamps, a dresser, a TV with Roku, and a generous walk-in closet.
The soundproof windows ensure a restful night’s sleep. Bedding and linens are provided.
★Bathroom:
The modern bathroom has a walk-in shower.
Towels, a blow dryer and essential soap products are included.
★Balcony:
The balcony has outdoor furniture and a great view of Paul N. Thorpe Jr. Park.
★Laundry:
There is an in-unit washer and dryer available.
Basic detergents are supplied to start you off.
★Parking:
One reserved parking spot in the public parking garage on State Street, located on the same floor as the condo and offering direct access to the building.
Commercial vehicles and trucks over 18 feet long or over 6 feet 8 inches high are not permitted to park.
★HOA Application required
HOA application fee is $125 per guest or per married couple and and is NOT included in the rental price, a separate payment will be requested. HOA application must be received at least 2 weeks prior to the arrival.
Signed rental agreement and copy of valid ID is required and HOA may require a screening process.
★Miscellaneous:
Self check-in starting 4 pm & self check-out by 10 am.
If you wish to receive mail, it must be sent to our Orquera Florida Investment office - Sarasota downtown.

★ High Season Booking Policy (January 1 – March 31)
This rental is available by calendar month only, with check-in on the 1st of the month. Guests may book 1, 2, or more consecutive calendar months. Thank you for your understanding!
★Important Notes & Rules:
No pets, no exceptions (per the HOA rules, renters cannot have pets)
No parties and non-smoking.
AC cannot be lower than 70 F and heat cannot be higher than 77 F.
Don't leave doors/windows open when AC/Heat is running
Please note that there are security cameras installed in the apartment building's common areas and exterior; however, there are no cameras inside the unit itself.
